To be clear, working with Deniz was the single best decision we made in our home buying process. He delivered the highest quality professional services we have ever experienced. Full stop. To back up a bit, Deniz led the way in our four-month long home buying process, successfully navigating every pitfall known to an often unscrupulous Bay Area housing market (read as shady developers and developments) to land us an incredible home at a fair price. - Deniz has endless data-driven insights. Whether it's permit filings, in depth internet research, or heading into the crawl space (he really did) to self-inspect the level of undisclosed water damage on 70 year old foundation, Deniz treats his job like he's a detective. 90% of properties we looked at were deemed "not good enough" by Deniz due to undisclosed insights which the general buyer would be unaware of and hence overpay. It became very clear to us that Deniz’s intentions were not to secure a commision check at any cost, which I can’t say for most agents.
- Negotiation acumen. We negotiated for nearly a month prior to reaching a deal with the seller. At each step, Deniz clearly laid out his recommended action(s), the likely counter form the seller, and expected time for resolution. It was strangely accurate and ultimately it saved us 7% of the total purchase price.
- Diligence. Despite the fact that we were purchasing a new-build, which most agents would assume is a safe bet, Deniz researched every aspect and potential risk of the property to an incredible degree: the reputation of the builder, the developer's track record, the permit history of the building, the inspector's notes from their reports, the structural integrity of the building, and we ultimately brought in our own team of inspectors to verify the quality of the foundation/electrical/plumbing/etc. Honestly, even we were exhausted by the level of thoroughness we went into, but we’re so very grateful for it in the long run.
- A strong network of service providers. Deniz has access to a strong network of other professionals that support his services. We were impressed by every single recommendation he made, such as inspectors, engineers, architects, etc.
Look, we're not saying you'd be making a terrible decision if you decide to work with another agent...but you're probably making a terrible decision! And that would be sad. ;)
